What makes an A-Grade property and why it matters more than ever

As we see the market shift from a sellers market to a more balanced market it is more important than ever that you ensure that property you purchase ticks the boxes to make it an A-Grade investment. Within the property market there are levels of quality of property and those levels help ensure the security of your investment, in a similar way as within the stock market.

Walking distance

Ideally you want a property to be no more than a 15 minute walk to public transport, ideally a train line. Also people like to be within a short stroll of shopping strips, cafes, parks and beaches.


Within any suburb there are pockets which are more tightly held and will always be more popular with buyers, normally these pockets are within walking distance of the above. It is also important that the property is close to the above but not adjoining a train line, freeway, shop ect.


Throughout Bayside we have seen the impacts of rezoning areas with many areas being rezoned as high density and large volumes of apartments being built in some areas. The quality of the developments and the considerations such as off street parking have direct impacts on the local liveability and so it is vital to do your due diligence to ensure there are no current or planned developments or rezoning taking place.

Point of difference

It seems the Aussie dream of a big home on a big good parcel of land is still alive and well. Through the pandemic we saw family homes outperform any other segment of the market. In particular renovated, open plan homes. When buying any type of property it is important to look for a point of difference including things like a courtyard, study nook, potential bedroom conversion, off street parking.
